Enquiry & deadline check

By form, e-mail or telephone. You tell us the proceedings, the property, the occasion and the deadline. We come back within one business day with feasibility, approach and a fixed price.

Engagement & power of attorney

Order confirmation stating scope, delivery date and fee. With your power of attorney we obtain the land register extract, building file and official information ourselves.

Documents & inspection

Review of the documents, scheduling of the inspection – also without the debtor, via tenants, property management or your office. Germany-wide, at short notice.

Valuation & model

Valuation, scenarios, cash flow model. Interim status on request, critical assumptions agreed with you before completion.

Report as a PDF, model as an Excel file, summary note. Explanation at the report meeting, before the creditors' committee or the bank. Addenda whenever new facts emerge.

Checklist – gaps are not an obstacle

Address, property type, occasion and deadline are enough to get started. Whatever is missing we obtain with your power of attorney or mark clearly as an assumption.

Valuation

  • Land register extract, sections I–III (we obtain this)
  • Cadastral map, building encumbrances, contaminated land register (we obtain this)
  • Building file, plans, permits, area calculation (we obtain this)
  • Leases, tenant schedule, arrears, deposits
  • Service charge and house money statements, maintenance reserve
  • Energy performance certificate, existing reports, damage reports
  • Heritable building right contract, easements, use agreements

Business plan & cash flow

  • Annual accounts, monthly management accounts, trial balances
  • Open item lists for receivables and payables
  • Loan and security agreements, repayment schedules, interest rate terms
  • Rent roll with lease terms, indexation, options

Fees

A fixed price you know in advance

After the initial call you receive a fixed price offer for the agreed scope of work. There is no advance payment and there are no additional items afterwards – any change of scope is agreed with you beforehand. The fee depends on property type, value, scope and urgency; for portfolios and for combinations of valuation and planning we apply tiered pricing.

Who bears the cost in the proceedings

  • Instructed by the insolvency administrator after proceedings have been opened: The fee is normally an estate liability (§ 55 (1) no. 1 InsO). We invoice the estate and issue the invoice in the form required by the proceedings, including the case reference.
  • Preliminary proceedings: Instruction by the preliminary administrator within the scope of their powers; you handle the agreement with the court, and our offer contains all the information needed for it.
  • Court appointment: Billed under the German Judicial Remuneration and Compensation Act (JVEG), fee group for land and property valuations, with a record of hours.
  • Instructed by creditors, the debtor or investors: The client bears the fee; on request we agree that the estate assumes the cost if the work is later used in the proceedings.

Confidentiality and independence

We work solely on instruction and hold no interests in agents, investors or lenders. On request we sign a non-disclosure agreement before any documents are exchanged. Documents are exchanged through an encrypted data room or through your own system.
